Scope Of Work
The home inspection is professional visual examination of the systems and components of a home. Home purchasers and sellers view inspections as a means of knowing as much as they possibly can about the single largest investment purchase of their lifetime - the home.
The inspection helps identify major and minor deficiencies in the home as well as future (money-absorbed) maintenance issues that usually come as an unwanted and unaffordable surprise. The inspection identifies and helps dispel concerns about repairs and the method of approaching a repair. The inspection is a great educational tool for homeowners that realistically inform and present the full picture of the house and at the same time enable to make a decision with confidence.
During the inspection we inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation and Interior.
Our goal is to identify any existing major problems that would affect a typical purchaser’s buying decision.
Our inspectors' goal is to fairly report on the condition of the house indicating potential repairs and expenses, but it is your decision as to whether or not you buy the house. Only you know what you are prepared to take on.
A typical home inspection takes between 2-1/2 and 3-1/2 hours. Some older and /or larger homes can take longer. Different buildings demand different inspections. Variables such as age, occupancy and type of construction have a bearing on how the buildings are inspected and the performance criteria by which they are judged. Our clients' needs dictate the degree of inspection and the specific issues to be addressed.
We exam the physical condition of the building structure and its major components. Where improvements are recommended, time frames is presented.
The company does not offer inspections as a sideline or as a way to obtain work in other fields. No design or repair work is performed by the firm. Inspection work is our focus, allowing us to remain unbiased and independent.
